In the nearby future your tenancy agreement with us is coming to an end. To help you with your move out we have put some useful information together for you. These tips will help you to get your deposit back in full (if any paid) and prevent you from receiving any extra costs after you have left the property.

You need to be fully moved out by 11:00am on the last day of your tenancy, even if you have signed for another property with YPP.

1. Preparing to move out

Rent payments:

Check your bank account and your payment plan (page 4 on your tenancy agreement) to make sure you have paid all your rent until the end of your agreement. If you are unsure, you can contact us for confirmation. Note that your deposit cannot be used to pay any rent. You can contact us by emailing info@ypp.co.uk.or by calling 0113 244 4666.

Standing orders:

Once you are certain you have made all your rent payments, speak with your bank and cancel your standing order if you have set one up. YPP does not set up or cancel any standing orders, it is solely your responsibility. There is no guarantee as to when you would get your overpaid money refunded to you if you fail make your adjustments with the bank.

Incoming mail:

You should make arrangements for the re-direction of your mail as we are unable to forward any mail to you.

Utility bills:

Inform your utility providers that your contract is ending. You are still liable for the bills until the last day of your tenancy agreement, not the day that you move out of the property (if you move out before your agreement ends). Your utility providers will require a final meter reading. YPP will read the meters for you on the last day of your tenancy agreement. You can contact us by emailing info@ypp.co.uk.or by calling 0113 244 4666 to receive your final meter reading.

Please note: you are still liable for all bills until that last day of your tenancy. YPP will not take responsibility for these payments.

Are you currently outside the UK?:

If you are currently out of the UK and are not intending to return before your tenancy end date then we are happy to allow either a friend or a shipping company access to your property to remove your belongings. We would meet them at the property to unlock the door and then return the same day to lock the door again. This must be a fixed arrangement, it must take place within normal office hours and you must notify us of the exact details no later than 12th June 2020. Please note that we can take no responsibility for lost/broken items or damages to the property. Any items left behind in the flat on 30th June 2020 will have to be disposed of. Keys to the property MUST be returned to our office by no later than 11am on 30th June otherwise we will have to change the locks at your expense. If posting your keys please ensure you use a reliable postal service and place the keys inside a padded envelope with your name inside.

2. Inspection day

You may observe the inspection if you wish. We will check the condition of the property against the inventory you were provided with at the start of the tenancy i.e. décor, furniture, fixtures, fittings, appliances etc.

Arranging your final inspection:

If you are moving out before the last day of your tenancy, please email the YPP Lettings team on info@ypp.co.uk to arrange your final inspection. Bear in mind that all your belongings will have to be removed from the property and the property has to be cleaned to a high standard. After the inspection we require all of your keys back and you cannot access the property again after this point. Do not worry if you cannot be present at the inspection, we can make other arrangements.

Please note: all tenants must have moved out by 11:00am on the last day of your tenancy at the latest.

Removal of items & storage:

If you need help with storage or removals there are local companies that can help you. We would suggest arranging this as soon as possible as these companies get booked up well in advance, especially around 1st July and 1st September, which are popular dates for moving properties. Moving to another YPP property:

If you are moving into another YPP property, you still need to move-out of your current apartment on the last day of your tenancy by 11:00am. If you require a hotel for the night of your last day, please find below a list of local hotels in Leeds City Centre:

We would suggest looking into booking a hotel/accommodation as soon as possible, as rooms may be busy and booked.

Damages:

We will also check the property for any damages that happened during your tenancy. Damages that are not on your inventory and that have been caused by you throughout your agreement, will be charged to yourself. To give you an estimate of the repair cost, we provided you with a recharge list when you moved in, we can email this over to you if you need another copy.

Keys:

As mentioned earlier, we require all your keys back at the end of your final inspection. If you cannot attend your inspection or if our office is closed when you plan to return keys, please drop them in at reception or post them through the YPP office letterbox in an envelope with your name, property and contact details. The keys need to be returned before 11.00am on the last day of your tenancy agreement. If you do not return your keys in time you will be charged, ranging from a simple key copy to a lock change. Do not place the keys in your own letter box.

Return all of your keys to prevent incurring extra charges.

Cleaning:

The following list below highlights everything that needs to be cleaned. Please go through this and treat it as a checklist. If you follow these helpful tips and clean to a high standard you are more likely to not be charged for cleaning, but please note these are just guidelines. The entire apartment must be cleaned throughout.

Clean all these areas:

• Remove all of your belongings from the property. Do not leave anything behind!
• Wipe down all surfaces with mild cleaner
• Wash windows, inside and out (if possible)
• Wipe and dust blinds and sills
• Dust and remove cobwebs from all walls, furniture, surfaces and corners
• Wipe down shelves and cupboards, inside and out
• Scrub your sink, bath and shower with disinfectant cleaner
• Scrub toilet inside and out
• Ensure no dust / hair is present after wiping down the bathroom surfaces
• Clean any mirrors and the shower screen with glass cleaner or polish and a duster
• Clean skirting boards
• Remove all food from refrigerator, freezer and kitchen cupboards
• Clean inside and outside of refrigerator with disinfectant cleaner
• Defrost freezer and clean with disinfectant cleaner
• Clean oven thoroughly with oven cleaner including the shelves and door handles
• Remove all rubbish from the property
• Vacuum, sweep and mop all floors, including underneath furniture and beds
• Return all furniture to its original position.

Guarantor:

If you have not paid a deposit at the beginning of your tenancy agreement and there are no cleaning or damage costs, or rent arrears and you returned all the keys; this is where it ends for you.

Deposit:

The YPP deposit team will contact you to discuss your deposit return within 10 working days after the end of your tenancy. If there are no charges (cleaning, damages, rent, keys), we will release the deposit back to you in full. If not, there will be deductions from your deposit.

To accept your deposit back through the DPS website, you will need your deposit ID and repayment ID. These numbers were sent to you by the DPS before you moved in, if you do not have this anymore we can provide you with your deposit ID but you will have to contact the DPS for your repayment ID. The DPS will require your bank details (or address for a cheque) to process your refund, they can also confirm the time frame your money will be returned to you.
