Firstly you will need to consider your requirements and what you are looking for, once you know this you can then use our easy-to-navigate website with its dedicated search tools to find properties that match your needs. You can easily filter what you are looking for by choosing the area and how many bedrooms you require, don’t forget to use our price bar to narrow the search down to meet your budget. Our website is mobile friendly, meaning you can search properties on the move, whenever you want.

Booking a viewing:
When you have decided which property you would like to view you can either send an enquiry through our website, call us directly or visit the office in person to book your viewing. You can find ‘enquire’ as an option on our website on each property listing. Simply fill this out and hit submit, you can specify a date and time and also add comments. It’s helpful to our lettings consultants if you fill out as much information as possible so we can assist you efficiently when your request comes through.
We understand that you are busy and time is precious so we usually try and take you on multiple viewings within one appointment, this means you get to view a couple of apartments within your budget that meet your requirements. A good example of this would be taking you to see a couple of studio apartments on Clarendon Road because you specified you want a studio apartment close to town but near universities.
Securing your property:
When you have found the property for you, it’s time to secure it. This is straightforward and can be done by simply filling out an application form, providing the necessary documentation and paying the following costs:
£100 admin fee per bedroom*
1 month’s rent
This administration fee is a fixed cost that covers a variety of works depending on each individual tenancy. The fee includes, but it not limited to: conducting viewings, negotiating the tenancy, verifying references and drawing up contracts. The 1 month’s rent deposit may differ depending on the property you are choosing.
The signing process:
We know how stressful house hunting can be, that’s why we have made our signing process as straightforward as possible. When you are ready to sign, one of our lettings consultants will take you through the process step-by-step, making sure you understand everything.
We may need to perform checks to verify your identity, right to rent, employment or previous landlord verification. In some instances, you may require a guarantor, if you do, we may perform these checks on your guarantor also.
If you place a deposit, it is a legal requirement for an Assured Shorthold Tenancy Agreement for us to protect it under a recognised government scheme. We use the DPS, who hold your deposit in a custodial manner to ensure your deposit is protected throughout your tenancy. More information about the DPS can be found on their website.
Moving in to your property - collecting your keys:
When you know your move-in date, you will need to come to the YPP Office with your passport (and / or Visa) to collect those all-important keys. You will also be given important information in a welcome folder which will be useful throughout your tenancy. This folder will include your inventory which will need to be returned at a later stage. It will also include information on council tax, setting up your bills and how to report maintenance issues. Please take some time to thoroughly read all documents within your welcome folder.

Our specialist maintenance team and easy-to-use online maintenance service, called Fixflo, make it easy to get in contact should something need fixing. Fixflo is simple to use and can be found here. Please try and provide as much information as possible when reporting issues so we can attend to the requests as efficiently as possible.
Moving out of your property:
On the day that you move out of your property, we will need to do an inspection. The inspection of the property usually last around 20-40 minutes, dependant on the size and how many rooms. This inspection is to check that you have not left any belongings, and to check on the condition of the property. We check the property against the inventory and schedule of condition document you filled out at the start of your tenancy. Please make sure that when you leave your property that you have cleaned and taken all your personal belongings. If upon inspection the property is not left clean, there may be charges for cleaning.
