Finding a property isn’t easy. If you’ve moved house before then you’ll know this all too well, but if you haven’t, well, take it from us, it can be hard to find the right one. The truth is, if you start looking at the right time, you’re a lot more likely to find that dream home you’ve always pictured.
We’ve all heard the saying ‘the early bird catches the worm’ right? Well, it’s true. If what you’re looking for is a 3-bedroom, 4-floor, self-cleaning house with a jacuzzi, personal butler and a built-in gumball machine for £400 a month, then you’re probably going to be disappointed. But, imagine this place did exist. There would be queues out of the door like it was Glastonbury, and the people right at the back would be left with no option but to pitch their tents between the rubbish bins and the portaloos. Handy at first, but not really a long-term option when by day 3 both are overflowing. So, what I’m trying to say is that unless you’re looking for an over-priced, run-down property that no one wants, it’s likely that you’re going to have to form a queue, unless you’re extremely lucky. Whatever your requirements (be it parking, a garden or a gumball machine), there will be hundreds of other people in the market for that same thing, and only those that act fast will be lucky enough to get it.
Most letting agents (YPP included) launch their properties in November and December, ready for the following year, so these are the dates you’ll want to circle in your calendar. The next thing you’re going to want to do is sign up for newsletters and property alerts. This step is crucial. Contrary to popular belief, they’re not just going to bombard you with emails. No, the clever people that sign up often get an exclusive look at properties before they’ve even been put on the market! In other words, hundreds of people are handed a free pass to jump the queue in front of you, without you even knowing. So, don’t get pushed to the back, sign up for those emails, be a VIP, and simply unsubscribe when you’ve found your place. You’d be silly not to.
Getting your property secured in November or December not only means you get first pick of the best properties, but it means that you’ll be organised in time for Christmas. It’s hard enough trying to find the perfect secret Santa gift for Dave in Accounts that you’ve only spoken to once (let alone the 3 aunties, 7 cousins, 2 nieces and 3 brother-in-law’s you have), so why make your shopping list any longer than it has to be? Secure your property before Christmas, cross it off your to-do list early and spend your time worrying about other things. Like how you’re going to seat 11 family members round your 4-seater dining table, or how you’re going to tell your Great Aunt Norma that you don’t like her Christmas pudding for the 5th year in a row. Maybe this time you can even have your Mum pass round the pictures of your new apartment instead of the ones from your primary school days where you once dressed up as a sprout for your Christmas play. Maybe.
So, don’t leave yourself panicking at the last minute, book your viewings before the January snow comes and go into the New Year knowing you can focus on your exams. In other words, get to the front of the queue, don’t let anyone push in and make sure you get that prime spot at Glastonbury.
